Frontline
In Sabinillas and La Duquesa many homes are practically on the sand. The westerly wind brings salt and damp, and you can see it on façades, railings and terraces.
In an apartment block the façade belongs to everyone: it has to be approved at the owners' meeting and painted without blocking the neighbours' way in and out.
We itemise it so that the property manager can present it and the neighbours know what they are paying for.
We agree working hours and protect entrances, cars and common areas for as long as the work lasts.
The ironwork on frontline terraces is the first thing to deteriorate: rust shows through within a few winters.
We remove the rust down to sound metal, apply an anti-rust primer and finish with gloss.
It comes back within a few months. That is why preparation is half the job in this area.
A house shut up by the sea builds up damp: when you come back there are mould stains and paint lifting.
We air the place, treat the mould with fungicide and let the wall dry.
Anti-mould paint in bathrooms and bedrooms, and breathable emulsion in the rest of the house.
In the village many houses have thick, whitewashed walls that need to breathe.
A non-breathable emulsion traps the damp in the wall and ends up blistering. On old walls we use lime or breathable exterior paint.
In the old village white is the rule: if you want another colour, it is best to check with the Town Hall first.
