What a home in Sotogrande needs

A lot of exterior surface, afternoon sun and the easterly wind. Every material in a villa needs its own preparation and product.

Villa façades usually have two or three storeys, eaves and projections that cannot be painted from a ladder.

On many developments, yes: the communities often set the façade colours and finishes. Before choosing, it is worth checking the rules for yours, and we do that with you at the visit.

Sotogrande comes under San Roque Town Hall, which handles the permits. Painting inside needs no paperwork; the façade is normally notified to the Town Hall, and if there is scaffolding on the public highway you need its authorisation. If any permit is needed, we tell you at the visit which one to apply for and how.

It depends on which way it faces: wood that gets the afternoon sun deteriorates sooner. As a guide, it is worth checking it every two or three years and touching it up as soon as the grain turns grey or the gloss starts to crack.
